Fix the Deck, Don't Just Paint Over It
A deck that looks fine from across the yard can still be unsafe underfoot. Soft boards, rusted fasteners and a wobbly railing are all things that a coat of paint will hide but not fix. Miguel Painting repairs wood decks in the Marietta area, replacing damaged boards, resecuring loose ones and tightening up railings, so the structure is sound before any finish goes on and the deck is safe to use again.
Most decks around here are built from pressure-treated southern yellow pine, and the way they fail follows a pattern. Water sits where boards meet the house or where a board ends, and over several wet seasons the wood softens from the ends and from the underside. Nails back out of boards as the wood swells and shrinks with Georgia humidity. Railings loosen where the posts are notched or bolted to the rim. A quick probe with a screwdriver in suspect spots tells a lot about how far the decay goes.
We are upfront about the line between a repair and a rebuild. Replacing a handful of boards, resecuring decking and fixing rail sections is something we can handle. Rotted posts, joists, beams or a failing ledger where the deck attaches to the house are structural problems that can affect safety and may need a permit and a different kind of contractor, and we will tell you that plainly at the walk-through.

Signs Your Deck Needs Repair
If you notice any of these, it is time to look closer before the next rain makes it worse.
- Boards that feel soft, spongy or crumble when you press a screwdriver into them
- Boards that are split, cupped, warped or have splintered edges
- Nails or screws that have backed out and stick up from the surface
- A railing that moves when you lean on it, or balusters that are loose
- Stairs with a bounce, gaps between treads or worn, slippery steps
- Dark rot at board ends, near the house wall or where the deck meets the ground
- A deck you want repainted that has too many damaged boards to cover over
How We Repair a Deck
- Inspect the deck top and underside
Miguel checks the boards from above and, where possible, looks under the deck at joists, ledger and posts, probing questionable spots to find how far soft wood extends.
- Separate repairs from structural problems
We tell you which items are board and rail repairs we can handle, and which, such as failed joists or ledger connections, need a structural fix before anything else.
- Agree on the repair scope
The quote lists which boards, rails and steps are being replaced or resecured, so you know what is included before work starts.
- Remove damaged boards and fasteners
Failed boards are cut out, and old, rusted or backed-out fasteners are removed so the new material goes onto sound framing.
- Install matching boards and secure everything
New boards are fastened with exterior-rated screws, spaced for drainage, and railings and balusters are tightened or replaced so they carry weight properly.
- Finish or hand off to painting
Repaired areas can be sanded and made ready for coating. If you want the deck painted afterward, the painting and repair are scheduled together so the new boards get the proper prep.
What Drives the Cost of Deck Repair
Repair quotes depend on how much needs replacing and what is underneath. These are the main factors.
Number of boards and size of the area
Replacing a few boards is a small job, while resurfacing a large section of decking takes materials and labor to match.
What is underneath
Sound framing makes board replacement simple. Rot in joists or ledger changes the scope and may need other trades or permits.
Railings and stairs
Rail repair and step work are more detailed than flat boards and can take as long as the deck itself.
Material choice
Pressure-treated pine is the usual match for older decks. Specialty or composite boards change the cost of replacement parts.
Whether painting follows
Repairs done together with a repaint can be scheduled more efficiently, and the quote shows both.
Why Choose Miguel Painting for Deck Repair
Repairs done before the paint, not after
Covering damaged boards with paint is the most common deck mistake. We fix what is failing first so the finish is not wasted.
Straight answers on safety
If the problem is bigger than a board or rail repair, we say so, and recommend the right next step instead of patching over it.

Deck Repair FAQs
How do I tell if my deck boards are rotted?
Press a screwdriver into the board, especially at the ends, near the house and over joists. If it sinks in easily or the wood crumbles, it is rotted and should be replaced rather than painted over.
Is a wobbly railing a safety problem?
Yes. A railing is there to hold weight if someone leans or falls against it, so any movement should be fixed promptly. Loose posts or balusters can usually be re-secured, but rotted rail posts must be replaced.
Do deck repairs need a permit?
Replacing a few boards usually does not, but structural work on posts, beams, joists or the ledger connection to the house can require a permit from the local jurisdiction. We tell you if your repair crosses that line.
Can you repair my deck and paint it afterward?
Yes. Repairing first and painting afterward is the right order, and doing both in one project means the new boards are prepped properly. Our Deck Painting page explains that process.
Will new boards match my old ones?
New pressure-treated boards look different from weathered ones at first, but they weather and blend over time, and a coat of paint evens everything out. If you want a uniform look right away, painting after repairs does that.
